Los Altos (-n1) Study

In response to a referral from the Board of Supervisors, the Planning Office has been exploring options for refining certain provisions of the –n1 zoning district, in particular redefining the floor area and basements provisions that apply to lots in the unincorporated Los Altos area.

 

On August 5, 2010, the Planning Commission heard an oral report from Commissioner Gallardo-Serrano regarding a July 26 public workshop held by the Ad-Hoc Subcommittee on "-n1" zoning regulations.  On September 2, the Planning Commission will consider the subcommittee’s recommendations and review draft ordinance language that addresses the following:

  • Change "basement daylight threshold" from six (6) feet to four (4) feet.
  • Change floor area definition such that those portions of basements that "daylight" more than four feet be included in the floor area calculation, while those portions that do not "daylight" to that extent be excluded.
  • Change policy such that any design review requirements apply to all lots in "-n1" zone, not just underlying lots.
  • Provide reasonable accommodation for applicants with projects in progress at the time new regulations go into effect ("pipeline" provision).
